Overview
The Haining Street Apartment development is a nine-storey residential building located in central Wellington, designed to provide affordable housing for critical workers. The building comprises 78 units, offering a mix of one-, two-, and three-bedroom options, with a focus on environmental sustainability and seismic resilience.
A piled raft foundation was selected for its cost-effectiveness and ability to expedite the construction programme. Continuous Flight Auger (CFA) piles were rigorously tested during the design phase to mitigate construction risk and ensure performance certainty.
The superstructure consists of steel moment-resisting frames supporting composite floor slabs, delivering a robust yet efficient structural solution. The building envelope features a unitised façade system, which removed the need for traditional scaffolding and helped accelerate the construction timeline.
Additional sustainable design elements include a warm roof system and energy-efficient detailing throughout, aligning with modern performance standards. The structural solution prioritised speed, cost efficiency, and long-term durability — contributing to a successful delivery of much-needed housing in the capital.
